Sheffield’s Transformative £470m Heart of the City II Project

Heart of the City II is one of Sheffield’s key economic projects. Backed by Sheffield City Council alongside its strategic delivery partner Queensberry, the scheme will provide a dynamic and vibrant mixed-use district in the heart of the city centre and make Sheffield an even more exciting and interesting place to live and work.

TRD began work in May 2019 to demolish several structures, known as Blocks B and C, ensuring measures were in place to retain historic buildings.

Block B and Block C front on to Pinstone Street and the approved designs, drawn up by Leonard Design Architects, include retaining the attractive Victorian façades of the existing buildings, whilst redeveloping and expanding the structures behind them.

The plans for Block B, which incorporates Laycock House – a late Victorian building which has more or less survived completely intact, include the sensitive renovation of the residences and smaller retail units within Laycock House. The current existing courtyard behind the building will be reimagined as a welcoming city garden, with a café proposed for the ground floor unit. There will also be four new retail units at ground floor level and 52 apartments across the seven floors above, delivering a high-quality residential offer in a superb location.

Block C sits between Pinstone Street, Cambridge Street and Charles Street, alongside the soon-to-be completed Block D, which is home to the new HSBC office. Known locally as the Pepper Pot, the plans include five retail units on the ground floor and 37,000 sq ft of premium Grade A office space on the seven floors above.

Councillor Mazher Iqbal, Cabinet Member for Business and Investment at Sheffield City Council, said:

“We are extremely pleased to have secured the go ahead on Blocks B and C of this significant scheme. The two blocks will transform the Pinstone Street retail scene and add more much-needed quality office space and new homes.

TRD have been working on several buildings within Sheffield’s town centre, which are in very close proximity of other buildings and units. We have carried out the following as part of the project so far:

- The soft-strip and removal of asbestos in Block B, prior to its demolition in September 2019.

- Block B demolition will include the Premier House office block, Aptol Hotel and various retail units. 

- Removal of the roof of Block C, working with the Bat mitigation team and Natural England to safely remove all roof tiles to the Block C unit. 

- An unsafe Dorma was removed in Block C which was leaning out over the main high street.

- The facade wall, designed by a famous architect from Sheffield that runs along Block C will remain intact and facade retention will be installed prior to the demolition.

- We are working closely with our partner EMDD on this project.

In addition to encouraging new retailers to the city centre, the scheme will provide Grade A office space, two 4 or 5-star hotels, residential developments, restaurants and cafés, leisure destinations, parking and stunning public realm – all creating the type of high quality central quarter that helps attract jobs and investment.

The scheme will bring together the old and the new, maintaining the existing street patterns and heritage buildings whilst adding striking new architecture and unique outdoor squares and spaces. Rooted in the city’s unique character, it will help knit together The Moor, the Devonshire Quarter and Fargate, providing a new home for Sheffield’s cultural, commercial and creative trailblazers.
